We moved here from Tempe in 2005 and raised both of our boys in Verrado, so I've watched it grow up around us: new districts, new trails, new places to eat, and a few favorites that have been here the whole time. Straightforward answers to the questions I hear most from buyers looking at Verrado.
Verrado's developer, DMB, organizes the community into seven districts: Main Street, Heritage, Highlands, Village, Marketside, Regent Hills and Victory. Main Street is the walkable town center. Heritage has parks, a resort-style swim park and a K–8 school. Highlands is a mountainside area with desert views and trails. Village sits on the east side, near Verrado High School and Village Grove. Marketside is the gateway from I-10 along Verrado Way and includes Verrado Marketplace. Regent Hills is a private, gated neighborhood in the western foothills. Victory is the 55+ district. The map above also shows Verrado Custom Homes, a custom-homesite area near the Founders Course. No. Only the Victory District is age-restricted (55+); Verrado describes it as an active-adult district where age requirements apply to residents. The other districts are not age-restricted.
Verrado Golf Club's Founders and Victory courses are public, and the shops and restaurants on Main Street and at Verrado Marketplace are open to everyone. Several amenities are for Verrado residents (and in some cases their guests): The Center on Main, Heritage Swim Park, The Victory Club, the Regent House in Regent Hills and Verrado's dog parks. They show on the map with a lock so you know before you go.
Verrado has four public schools inside the community: Verrado Elementary and Verrado Middle School near Main Street, Verrado Heritage Elementary (PK–8) in the Heritage District, and Verrado High School on the east side. The elementary and middle schools are in the Litchfield Elementary School District, and the high school is in the Agua Fria Union High School District. The Goddard School of Buckeye – Verrado is a private preschool and child care center on Main Street. School assignment depends on the address, and some Verrado homes fall in a different district, so confirm the assigned schools for any home with the district before you buy. All of them are on the map.
Verrado is run by three nonprofit organizations. The Verrado Community Association handles governance, design review and community standards. The Verrado Assembly runs amenities, clubs and community events. The Victory District Association applies only to Victory and covers age qualifications and Victory Club operations. Dues and fees vary by neighborhood and change over time, so I don't list them here. Ask me for the current numbers and the CC&Rs for any home you're considering.
Homes on Verrado's east side near Verrado High School and Jackrabbit Trail often use ZIP code 85340, which is a Litchfield Park mailing address. They are inside the City of Buckeye, not the city of Litchfield Park. Most of Verrado uses ZIP code 85396 (Buckeye). Confirm the city and ZIP for any address you're considering.
Main Street and Sunrise Market have local restaurants and coffee, plus Bashas' for groceries. Verrado Marketplace, at I-10 and Verrado Way, is still opening in phases: Target, Marshalls, HomeGoods, Ross and Ulta are open, with Safeway and Emersa reported for November 2026 and Harkins BackLot by the end of the year. On the east side, Village Grove has Fry's Marketplace & Fuel and Ace Hardware. Every place is on the map above.
Verrado Way meets I-10 at the south edge of the community. Downtown Phoenix is roughly 30 miles east, usually around 40 minutes by car, and longer at weekday rush hour, so it's worth test-driving your commute before you buy. ADOT finished widening I-10 to three lanes in each direction between Verrado Way and SR 85 in 2023.
